Our proposal is founded on four guiding principles: accessibility, flexibility, shared amenity, and repeatability. We seek to create a middle housing framework that can be thoughtfully adapted to a wide range of Seattle neighborhoods. Rather than prescribing a single site solution, the system responds to existing conditions through flexible building placement and massing that preserve mature trees, respect neighborhood context, and create meaningful shared outdoor spaces.

Accessibility is embedded throughout the design with units that support aging in place through thoughtful layouts, minimal level changes, and universal design principles. A variety of unit sizes and configurations allows developments to respond to diverse household types while accommodating both single- and multi-level living.

A modular kit-of-parts approach forms the foundation of the architecture, standardizing key building components to improve constructibility, reduce costs, and simplify permitting while allowing each development to respond to its unique site conditions. Repeatable planning modules, adaptable massing strategies, and interchangeable material palettes create neighborhoods that feel distinct rather than repetitive.

Shared courtyards, porches, pedestrian connections, and flexible outdoor gathering spaces foster community while balancing privacy. The framework also accommodates garages, bicycle storage, and other site amenities as appropriate for each location.

Energy efficiency is treated as a baseline expectation, with all designs meeting or exceeding Washington State Energy Code requirements through high-performance building envelopes and efficient building systems. Native Pacific Northwest landscaping, tree preservation, and durable, low-maintenance materials reinforce environmental stewardship while reducing long-term maintenance.

Together, these strategies create a scalable middle housing system that is affordable to construct, easy to live in, contextually responsive, and capable of delivering distinctive, community-focused neighborhoods across a variety of infill conditions.
